Varied Hours

Main Function:

Performs layout, fabrication and repair of equipment and structures. Uses a variety of construction materials including wood, fasteners, finishes and concrete. Employee is expected to perform repairs and improvements in a variety of trades.                                                                                                                                                 

ESSENTIAL FUNCTIONS

Carpentry

Performs rough and finish maintenance carpentry, repairs and installs doors, windows, flooring and ceilings.

Performs general maintenance repairs and constructs roof systems.

Painting

  • Prepares surfaces for painting.
  • Uses brushes, rollers, spray equipment, paints, metal primers and lacquers to paint and wallpaper a variety of interior and exterior surfaces.

Plumbing

  • Inspects, installs, troubleshoots and repairs plumbing fixtures, components and supply and waste lines, including rebuilding flush valves, sink faucets and valves.

Electrical (Duties do not include work with high voltage)

  • Inspects, installs, troubleshoots and repairs electrical fixtures, equipment and related apparatuses, including changing ballasts.
  • Troubleshoots and repairs basic problems with electric beds and chairs, wheelchairs and some medical equipment.

HVAC (Duties do not include work with refrigerants)

  • Performs preventive maintenance on heating and air conditioning units and related apparatuses.
  • Changes filters, blowers and condensing fan blowers.
  • Installs, removes, transports and stores window air conditioning units.

Emergency Systems

  • Inspects and repairs basic problems with life safety systems, including fire alarm and sprinkler systems, emergency exit lighting, generators, fire extinguishers, Wanderguard system and Chexit devices.

Other Assignments

  • Builds, assembles, transports, installs and/or repairs facility furnishings and fixtures.
  • Installs and repairs door locks and cylinders, cuts duplicate keys.
  • Stocks, delivers and inventories materials.
  • Cleans and maintains hand and power tools, equipment, materials and work sites.
  • Uses tools and equipment relative to a variety of trades in a knowledgeable and professional manner.

MINIMUM QUALIFICATIONS

Education

       A high school diploma with some general building maintenance training preferred. Must maintain valid driver’s license.

Experience

       Five (5) years experience in a general maintenance field.

Responsibility

       Failure to follow proper procedures could result in damage to property, injury and financial liability. In this role, the individual will be given the scope of the task to be completed. He/she will then independently take steps to complete the task, pending supervisory approval.

Problem-Solving

       Non-routine, varied assignments, some decisions made within broad guidelines. Problems require the ability to analyze moderately complex data utilizing practical knowledge or techniques developed through training or experience.

Personal Interaction

Work requires giving/getting information while maintaining a cooperative and harmonious atmosphere.

Work Environment

       Occasionally dirty and noisy environment. Duties require lifting 100 pounds.

Equipment Utilization

       Routinely operates power tools relating to general building maintenance.

Hazards or Fatigue

       Ordinary care and caution must be exercised while performing work activities.  Occasional muscle fatigue may be present after prolonged activity. Exposure to hazards is present intermittently.

Planning and Organizing

       Works primarily on a day-to-day schedule. Employee will plan out routine tasks, taking into account any backlogged tasks or projects. Rearranges schedules for rush assignments or emergencies.

       Not required.
